Describe the apartment conditions
Record the existing floor, windows, balcony doors, sunlight and room use. Note any leak history and the pattern of air-conditioning. An apartment above ground level still needs its own substrate assessment; floor level is not proof of a dry or flat base.
Mark changes between rooms on the plan. Transitions to bathrooms, kitchens and balconies may affect height, edging and access. Bring photographs of these details to the site assessment.
Coordinate building arrangements
Ask building management for the arrangements relevant to your proposed work: contractor access, working hours, delivery, lift use, protection of common areas and required submissions. Obtain these directly for the property rather than copying another condominium’s conditions.
Include these arrangements in the contractor’s programme so delivery and installation are priced against the same access assumptions.
Read acoustic claims as assembly claims
Ask which floor, backing, underlay and test assembly produced an advertised acoustic result. A number stated for one combination does not establish the performance of another. Confirm that any proposed underlay is approved for the actual product and that the complete assembly meets the project brief.
Keep impact-sound questions separate from sound absorption within the room. Ask the supplier or project professional to explain what the evidence measures and what remains site-dependent.
Compare materials and installation
Use the material guides to create a shortlist, then compare exact collections. Check cleaning conditions, repairs, transitions and the manufacturer’s installation method. Ask how an overlay changes door clearance and how removal will be handled if the base needs work.
