Both can provide a real wood surface
Solid wood flooring is made from one piece of timber. Engineered wood combines a real wood surface with a layered construction. The distinction concerns construction, not simply whether one looks more natural. Ask for the species, grade, board dimensions and finish for each actual product.
The National Wood Flooring Association explains these construction types and notes that engineered products may use different core and backing materials. Obtain the offered product’s details rather than assuming all engineered floors share one build.

Compare construction and future options

Moisture remains relevant
Wood responds to changes in moisture content. Engineered construction can change the way a board behaves, but it does not make site conditions irrelevant. Discuss the ongoing environment, ventilation, air-conditioning pattern and any moisture history with the supplier and installer.
Obtain the manufacturer’s installation and environmental requirements for the selected product. Do not borrow a generic humidity range or acclimatisation period from a different floor. Ask how conditions will be checked and recorded for this job.

Appearance is more than a sample chip
Review several boards to understand grain, shade and natural character. Clarify the expected grade and which visual features are acceptable. Board width, layout and finish can influence the interior as much as the broad construction category.
Keep the approved sample identification with the order, while recognising that natural variation may remain. A photograph of one board is not a promise that the entire installed floor will have identical grain.

Refinishing is product-specific
Ask the provider what renewal is supported by the exact construction and remaining usable surface. Do not assign a guaranteed number of sanding cycles to every engineered floor. Recoating, sanding and replacing a board are different actions and may need different preparation.
A future maintenance plan should identify the finish and a qualified provider who can assess its condition. Decide how much maintenance flexibility you need before comparing the headline price.
