Flooring Prices & Costs in Singapore
Compare the same completed project, not just the price of a plank. Build an itemised scope and use your quoted rates in a simple cost worksheet.
Start with an itemised project
A useful flooring price identifies the offered product and the work included. CCS’s renovation guidance calls for clear, itemised quotations and disclosure of mandatory charges. Ask what can be priced now and how uncertain work will be assessed.
This guide does not publish an invented Singapore price range. Use current written supplier proposals for the actual product, measured site and installation. Record when each quote was issued and how long it remains valid.
Break the price into comparable parts
| Line item | Clarify in the quotation |
|---|---|
| Material | Brand, collection, code, unit, order quantity and pack rounding. |
| Preparation | Assessment, levelling or repairs; included work and variations. |
| Installation | Fixing system, supporting products and labour scope. |
| Removal | Existing finishes, disposal, access and protection. |
| Finishing | Edges, thresholds, skirting, trims and interfaces. |
| Additional charges | Delivery, minimum charges, tax and other compulsory items. |
Mark “included”, “excluded” and “not yet assessed” separately. An unknown preparation cost should not quietly become zero in a comparison.
Keep measurement units consistent
Confirm whether each rate uses square metres, square feet, running length, a pack or a fixed charge. Do not compare figures across units without converting both quantity and rate. Ask who is responsible for the measured quantity and material allowance.
Separate the usable room area from the amount of material to be ordered. Cuts, matching, layout and pack rounding are product and project decisions; obtain the allowance from the provider rather than applying one percentage to every floor.
Use your quoted rates
Enter rates from your quotation. Blank inputs count as zero. This worksheet does not supply market prices or send your entries anywhere.
Allowance applies only to the material quantity. Area-based labour uses measured area. Pack rounding, minimum charges and non-area pricing must be entered separately. A blank tax amount does not establish that the supplier is exempt.
Read the total with its exclusions
The worksheet adds material quantity multiplied by material rate; area-based installation, preparation and removal; other charges; and the quoted tax amount. It is an arithmetic aid, not a quotation or a promise of final cost.
Check whether any input double-counts a charge already bundled elsewhere. Fixed or minimum labour charges belong under other charges if they are not included in an area rate. Keep any specialist work or later variation visible alongside the worksheet.
Agree changes before they become costs
Keep the approved product, layout and itemised scope with the provider’s written terms. Clarify how a newly discovered substrate condition will be documented and how its price is agreed. Avoid comparing a supply-only offer with a full installation offer as if they were equivalent.
Use the Quotation Checklist for a fuller enquiry brief, and Our Picks to choose the material route before requesting prices.

Questions & answers
Why is there no universal price per square metre here?
Products, existing conditions, preparation and scope differ. A current itemised quote is more useful than an unsupported rate presented as the Singapore market price.
Does the worksheet total include every possible charge?
Only the figures you enter. Review exclusions, pack rounding, fixed/minimum charges and any work not yet assessed.
