Solid timber and engineered wood

Solid wood flooring is made from a single piece of timber. Engineered wood combines a real wood surface with a layered construction. Both can offer genuine wood appearance, but construction, dimensions and installation requirements differ.

Ask for the species, complete board construction, surface-layer information and finish. Engineered construction should not be interpreted as immunity to moisture problems. The exact product and its permitted conditions remain important.

Understand natural variation before ordering

Wood colour, grain and character vary. A small sample does not show the full spread of boards in a finished room. Ask to see several boards or a representative display and discuss knots, shade variation and grading.

Clarify whether the floor is prefinished or finished on site, and how the selected finish should be cleaned and maintained. Keep the approved sample and product identification with the order.

Moisture conditions matter

The National Wood Flooring Association explains that wood can swell as it gains moisture and shrink as it loses moisture. That makes both site conditions and the maintenance environment relevant to a wood-flooring decision.

For a Singapore installation, discuss ventilation, air-conditioning habits, moisture history and the proposed substrate. Obtain the manufacturer’s environmental and installation requirements instead of applying a generic humidity range to every product.

Ask the installer how acclimatisation, moisture assessment and movement allowances will be handled for the selected floor. A leak or persistent damp area needs its own investigation.

Installation and future refinishing

Installation methods vary by product: some systems may allow floating installation, adhesive fixing or another specified method. Confirm the approved approach, accessories and preparation in writing.

Do not assume every engineered floor can be sanded the same number of times. Ask about the usable wood surface, construction and manufacturer guidance. Discuss how scratches, wear and individual damaged boards can be addressed.

  • Species, grade, dimensions and approved colour variation.
  • Solid or engineered construction, with surface-layer details.
  • Finish type and its cleaning instructions.
  • Required moisture conditions and installation method.
  • Repair, recoating or refinishing options for the exact product.
