Why Your Flat’s Advertised Size Is Not Your Flooring Area
An advertised property size describes a property figure, not a ready-made flooring order. A project may cover only selected rooms, retain existing finishes elsewhere or use several different materials. Begin with the work you intend to carry out rather than turning the headline size into a purchase quantity.

Define what is inside the flooring scope
Write a room schedule before asking for a rate. Identify the living space, bedrooms, circulation areas and any other zones included in the job. Record which spaces are excluded or use a different finish. A bathroom, balcony, kitchen or store should not be silently included or excluded: the project scope should say what happens there. Do not subtract a standard percentage from every flat. Two properties with similar advertised sizes can have different layouts and very different renovation scopes.
Measure the included spaces
A rectangle can be measured as length multiplied by width. An irregular room needs a sensible breakdown or a properly measured net area. Keep units consistent and avoid counting an overlapping section twice. The calculator supports named rooms and an included-room selection, so the quantity remains traceable. The screenshot’s 5 × 4 m living room and 4 × 3 m bedroom total 32 m². That example illustrates the method; it is not a typical-size claim for a BTO or condominium.

Keep the measured area separate from the order
Once you have the included room area, determine the material ordering assumptions. Cuts, product format, layout and pack coverage can make the order larger than the measured area. In the example, a 10% allowance and 2.5 m² packs lead to 37.5 m² ordered for a 32 m² measured project. The 10% value is only a demonstration. Do not use the difference between a property’s advertised size and a flooring order as a measure of waste: they describe different things.

Send a scope that a provider can verify
Share the named rooms, dimensions, exclusions and material shortlist with the provider. Ask who confirms the final measurements and what happens if the site survey changes them. Retain the approved room schedule with the quotation. The calculator does not decide whether an overlay, removal method or proposed finish meets property requirements. Confirm those matters with the relevant parties separately. A useful enquiry says exactly which rooms need work, rather than asking for a quote for an entire flat using only its advertised size.
Build an inclusion schedule before calculating
| Space or feature | Question to resolve | Record in the enquiry |
|---|---|---|
| Living room and bedrooms | Which rooms receive the selected finish? | Named rooms and measured dimensions |
| Kitchen, bathroom or service yard | Is this zone in scope, and is the product suitable? | Separate material and installation requirements |
| Balcony or exterior area | Is an exterior system needed? | A separate scope where applicable |
| Fixed carpentry or sheltered areas | What does the approved installation sequence require? | Explicit inclusion or exclusion; do not assume |
| Irregular spaces and recesses | How was the usable area measured? | Plan or non-overlapping area breakdown |
There is no standard deduction in this article. A 90 m² advertised flat does not automatically imply 61 m² of flooring. Use the actual room plan and intended scope.
PUT THE GUIDE INTO PRACTICE
Use your own room measurements and quoted details in the workbook.

Can I estimate flooring by deducting 25% from the flat size?
That shortcut is not supported by this tool. Layouts, exclusions and materials differ; calculate the included rooms instead.
Can a floor plan replace a site measurement?
It can help prepare an initial brief. Confirm the dimensions, existing conditions and final order with the provider before purchase.
Should I include a household shelter?
Only after confirming the intended work, the applicable HDB/SCDF requirements and product suitability. Do not treat shelter doors or thresholds as ordinary door-trimming work.
